Individual Leasing – What’s the Deal?

Here at Letterman Greensboro, we write leases by the bed, which means each roommate signs their own individual lease, and are responsible for their own rent. The resident is not responsible for their roommate’s rent.

When is Rent Due? Semesterly? Monthly?

Great questions! Rent is due in 12 installments, at the first of every month, throughout the term of the lease.

How Long are Leases?

The Lease runs from August 15th until July 31st. If you, as a resident, would like to renew your lease for the following academic year, you will not be required to move out for the 14-day turn period. You can keep your stuff exactly where it is. We also offer limited short-term leases; call our office to learn how to secure one.

Sounds Good So Far. Is There a Security Deposit?

We do not have a security deposit.

Can I Sublet my Unit?

We allow residents to relet their unit, rather than sublet. In a relet, the resident finds a new tenant to take over the remainder of their lease. The new tenant must be approved by the Landlord. Once all the required paperwork is complete and the relet fee has been paid, the resident’s lease will be terminated and they will no longer be responsible for any future rent installments.

I Broke Something (Sorry). How Do I Submit a Maintenance Request?

Any of our residents can submit a maintenance request through our online Resident Portal, at any time of day or night. We offer a same-day maintenance guarantee: any service request received before noon will be serviced by a member of our maintenance team the same day, provided we have the necessary parts in-stock.

Is Letterman greensboro Supervised?

Yes, indeed! Letterman Greensboro has professional, on-site office staff and maintenance staff, that are on-call 24/7 in the unlikely event of an emergency. There are also student staff members that live in the community. During weekend nights, professional courtesy officers patrol the property.

To reach any of our team members, please call the office phone number, which is monitored 24/7. In addition to our top-notch management team, the community is equipped with surveillance cameras, electronic door locks, as well as a fire alarm and sprinkler system.

Renter’s Insurance – Am I Required to Have This?

We do require that all residents obtain a renter’s insurance policy for the duration of their lease agreement. A renter’s insurance policy doesn’t just cover the loss of your personal property, but it also protects you from personal liability. For example, if you place a hot iron on the floor and accidentally burn the carpet, most renter’s insurance policies would cover the cost of replacing the carpet (phew!) Renter’s insurance is a relatively inexpensive way of covering your personal property and providing peace of mind, at $5–20 per month, depending on the insurance provider.

If you have a pet (🐶), we recommend talking with your insurance agent to give you a policy that factors in potential damage caused by pets. We know they’re all good pets, but accidents happen!

Any resident that does no maintain a renter’s insurance policy will automatically be enrolled onto a master policy and billed accordingly.

Can I Use My Financial Aid to Pay Rent?

Definitely! If you receive financial aid, please set up a time to talk with our management office to complete a financial aid addendum. You’ll be asked to provide a copy of your financial aid award letter. Financial aid addendum forms need to be completed prior to each academic semester.

Are Utilities Included Too?

Electricity, gas, water usage, high speed internet and satellite TV services are all included in your rent. Residents are responsible for their own subscription services, like Netflix, Hulu, HBO Now…etc. (but you probably knew that already).

Do Apartments Come Furnished?

You bet! Each apartment is furnished with bedroom, living room and dining room furniture. Bedrooms feature a desk, desk chair, dressers and an extra-large, full-size bed.

Living areas include an entertainment stand, coffee table, end table, sofa, counter stools, and in select units – an arm chair.

All kitchen appliances, such as refrigerator, microwave, dishwasher, oven range and garbage disposal, are included in every unit.

Each townhouse also features a full-size washer and dryer. Linens, shower curtains, decorations and cleaning supplies are not included in your townhouse rental. We suggest communicating with your roommate to discuss who is responsible for brining the different items that are not supplied in your rent.

Is There Really a Monster in Glimmerglass?

Yep. There are at least 3-4 credible Instagram posts out there that prove it.

What Sorts of Community Events Happen at Letterman greensboro?

The management team works to provide unique community events for the residents of Letterman Greensboro. Monthly community gatherings like BBQs in the courtyard, or movie marathons in the Clubhouse lounge are a regular occurrence. Not a problem! We offer a customized roommate matching service to pair up residents with the best possible roommates. We take considerations like study habits, areas of study, lifestyle…etc., into account through a questionnaire during the application process. We’ve successfully matched many roommates who are very happy with their living situation, and end up becoming lifelong friends🙏! If you find your own roommate after the matching process, we will work with you to update your room assignment.

FREQUENTLY ASKED QUESTIONS

What does it mean to have an individual lease?

Individual leasing means that each person is only responsible for their portion of the common areas and their bedroom. If your roommate ends up not coming back for the spring semester, you’re not responsible for their payment.

What is included in the rent?

UFORA Gainesville rent includes: Internet, cable, water, sewer, trash & recycling, washer & dryer, access to all amenities, and a wonderful staff that is there to help you anytime you need them.

Do you have a roommate matching system?

Yes, we offer a roommate matching system. If you don’t have anyone in mind that you would like to live with, let us match you up with someone! There is a Roommate Matching Sheet that you will fill out to let us know more about what you’re looking for in a roommate. Then, we spend weeks in the summer figuring out the best match for you based on that information.

When is my rent due?


You have three installment payment options to pay the entire amount due under the lease – one installment, two installments, or twelve installments.  If you choose to pay a single installment for the entire amount, that single installment is due August 1.  If you choose to pay in two semester installments, those installments are due August 1 and January 1.  If you choose to pay in twelve installments, the first installment is due on August 1 and the remaining eleven installments are due on the 1st of the next eleven months.  Please note that these are all installment payment options and not monthly rent.

How do I pay my rent?

We accept payment via check, money order, or through the online system.

Do you allow pets?

Yes, we allow pets at UFORA Gainesville. Please call the office for more details.

Is there insurance coverage in the event of a fire, theft or natural causes? Does my lease provide coverage for my belongings?

UFORA Gainesville insurance will not cover your personal belongings. We suggest getting renter’s insurance for this reason. It is generally inexpensive and will cover your personal belongings if something were to happen.

What if I need to break my lease or don't return for the spring semester?

UFORA Gainesville lease is binding and cannot be broken. If you cannot live at UFORA Gainesville after signing your lease, you will need to re-let. Please call the leasing office for information on re-letting.

What if I need maintenance in my bedroom or apartment?

If you need maintenance, simply go to your resident portal on our website and fill out a maintenance request. You can also call or stop by the front desk. If it is an emergency, please notify the front office immediately.

What furniture is provided?

UFORA Gainesville comes fully equipped with energy efficient stainless-steel appliances, a designer furniture package which includes a couch, chair, coffee table, media console, Smart TV, barstools and washer & dryer, and all bedrooms are fully furnished including full XL size bed, desks, chair, night stands, and drawers.

How do I receive mail and packages?

Your mail will be delivered to your apartment’s mailbox located on property. Packages will be delivered using our package locker system so you can retrieve your packages anytime day or night.

What do I need to bring to my new apartment?

We suggest that you bring:
Bedding for a Full-Size XL Bed
Toiletries
Dishes/Cookware
Decorations to make your new room feel like home!

What if I don't have a guarantor?

No Guarantor? No Problem, UFORA Gainesville offers Leap’s Guarantor Waiver Program as an option! If you are unable to provide an approved guarantor within 14 days of signing your lease contract, you would be force placed on the Leap Guarantor Waiver program and charged the monthly charge of $48.30 for this service. Are leases for families with children available?

Yes. The property’s policy is included here for family occupants with a child(ren) under the age of eighteen (18) who is domiciled with (i) at least one parent, legal guardian, or another person having legal custody of the child under the age of eighteen, or (ii) the designee of such parent or other person having such custody, with written permission of such parent or other person. For family households with children, all household members age eighteen (18) or older must: (A) complete an application, and (B) sign the lease as a Resident. For family households with children under the age of eighteen (18), at least two (2) people will be permitted to occupy a single bedroom. If a family household with children under the age of eighteen (18) requires additional occupancy per bedroom, additional occupants may be allowed on a case-by-case basis based on factors including, but not limited to, the size of the bedroom(s) and unit, age of the children, configuration of the unit, any physical limitations of the property, and local occupancy codes. If the child occupant reaches eighteen (18) years of age during the term of the lease, the lease will be allowed to complete its term, but renewal will only be offered in compliance with the occupancy policy as stated. Child occupants who are under twenty-four (24) months at the time the lease is signed will not be counted under the occupancy policy for purposes of maximum occupancy but will be counted for subsequent leases if they reach the age of twenty-four (24) months during the term of the lease. The Landlord has the right to lease any empty bedroom(s). Families should contact the office directly regarding the application for family households, as this process varies from individual leasing and the required forms are not all available electronically.
